Oracle’s NetSuite is well-known in the ERP world for its customization and scalability. It’s a multi-tenant ERP software supporting finance, operations, sales, service, and HR needs.
Best For:
NetSuite is best for small businesses with 10 to 50 employees, mid-market companies with 50-200 employees, and enterprises with over 10,000 employees.
Not a Good Fit For:
NetSuite isn’t great for process manufacturers since their core manufacturing module focuses more on discrete bill of materials rather than recipes and formulas. It’s also generally overkill and prohibitively expensive for smaller businesses or sole proprietors.
AppFolio Property Manager is a cloud-based software built for managing residential properties, commercial properties, and community associations. Businesses can manage anywhere from 50 properties to thousands of properties.
Best For:
Appfolio is best used by property management companies that have over 50 units.

Our Verdict:

We like NetSuite for its robust accounting and supply chain management capabilities. It also offers out-of-the-box functionality and a mature, cloud-native design. Additionally, NetSuite integrates with eCommerce platforms, point-of-sale apps, and more.

We don’t recommend it for startups due to its complexity. It lacks field service management and heavy manufacturing support. Implementation may require technical expertise.

Pros:
  • Hundreds of third-party add-ons available
  • Feature sets for multiple industries
  • Highly customizable
  • Advanced audit trail
  • Scalable, web-based ERP software system
Cons:
  • Must schedule a consult for pricing details
  • Tedious setup
  • Difficult to build reports
  • No equipment management
  • No field service management

Our Verdict:

If you’re a business with at least 50 units craving integrated property management and accounting, then AppFolio could be your new best friend. We loved its AI leasing tool, workflow management, and top-shelf integrations that amp up the automation and help manage your properties like a champ.

But it’s not all roses. If your team doesn’t include folks with an accounting background or training, AppFolio might be a bit of a struggle. Also, it only rolls out the red carpet for companies with 50 or more units, so if you’re rocking fewer than that, AppFolio might not be your perfect match. It’s got some awesome bells and whistles, but it’s not the best fit for everyone.

Pros:
  • Modern and intuitive user interface
  • Strong universal search input
Cons:
  • 50 unit minimum
  • Limited integrations
  • No API access

When it comes to business management software, choosing the right one can make a significant impact on your operations. Today, our editorial review staff is comparing two popular platforms: NetSuite ERP and AppFolio Property Manager. We’ve demoed, used, and reviewed both options to provide you with an informed comparison.

NetSuite ERP Overview

NetSuite ERP, developed by Oracle, offers a multi-tenant ERP software that supports finance, operations, sales, service, and HR needs. It is highly customizable and scalable, making it a popular choice for businesses of varying sizes.

NetSuite is best for small businesses, mid-market companies, and enterprises. It offers accounting and supply chain management capabilities, and integrates with eCommerce platforms, point-of-sale apps, and more. However, we found that it may be too complex for startups and lacks support for heavy manufacturing and field service management.

AppFolio Property Manager Overview

AppFolio Property Manager is a cloud-based software designed for managing residential properties, commercial properties, and community associations. Its target market is property management companies that manage over 50 units.

AppFolio stood out to us for its integrated property management and accounting, AI leasing tool, and workflow management. However, teams without an accounting background or training may find it challenging to navigate. Also, AppFolio only caters to companies managing 50 or more units, which may exclude smaller businesses from its benefits.

AppFolio vs. NetSuite ERP: Which Is Best For Most Businesses?

When comparing NetSuite and AppFolio, it’s clear that the two platforms serve different business needs. NetSuite is a versatile ERP solution that caters to a wide range of industries and business sizes, while AppFolio is a specialized property management tool for companies managing a significant number of units.

If your business requires a comprehensive ERP solution that offers accounting and supply chain management features, NetSuite is likely the better choice. On the other hand, if your main need is property management with integrated accounting, AppFolio will be more suitable.

In terms of pricing, both platforms require a consult for the final pricing details, making it difficult to determine which is more cost-effective.
