Great customer support and trust worthy services
I like Beaver because I do not need any other software to manage my properties. There are some property management softwares but they are usually strong in tenant management features. I was looking for a full-fledged accounting software that suits the best for real estate property management. Some people suggested Quickbooks so I tried it but quickbooks is just a basic accounting software for any small business like a cafe or restaurant. There is no rent collection feature. Beaver does all of finance related matters. I love it.
Rent roll can be improved better. It is great that you can see rent overdue but I like to see a lot of properties in one screen. The design is clean but maybe the table can be smaller and put more properties in one screen.
Real estate accounting software to self-manage properties.
The best part of Beaver is that it is very easy to set up an account. I thought setting up an account for this type of software was a lot of work but it was very easy and self-explanatory. Just connect your bank account and you see the transactions for your properties right away. Vendor payment was very easy as well. Just enter the vendor’s email address and amount your payment is done. Nothing much to set up really. Just add your asset and enter lease information and you are good to go.
Perhaps, Beaver can add more notification features. I do not really receive emails from Beaver saying you received rent from your tenants or anything. It will be helpful that if the owner gets notified if the tenant has paid on time. If not paid, some reminder for the owner to take some action.
The entire work flow from rent collection to bookkeeping is streamlined and seamlessly done.
I am the owner of the property and I like to check things sometimes and I do not have to ask my property manager or assistant. I can just log in and its right there.
I think Beaver can improve the rent roll’s UI a little bit more. It may be better to see as many leases at one page.
Beaver is simple yet powerful software. It contains major features which are necessary for property management. I was truly impressed how my tasks are optimized with Beaver. The software is constantly being developed and the company also offers a great support.
One of my favorite feature is accounting feature. Now, I can easily generate necessary statement in 5 sec.
I am not a big fan of its design. But it doesn’t matter to me as long as the job gets done.
I have never done bookkeeping in my life and I never thought I would be able to. With Beaver, I stopped paying for CPA and now I can do monthly bookkeeping by myself. I only need CPA for the year end tax return.
